The Building Division ensures construction of safe structures for the enjoyment of citizens and visitors in unincorporated Eagle County. Staff implements construction codes through Permits which go through plan review and inspections. 

Contractor's Licensing:
We do not require Contractor's licensing specific to Unincorporated Eagle County.

Residential (RES) and Commercial (COMM) permits must be applied for in person.

  1. Permit Application: complete and signed
  2. Checklist: signed with applicable documents
  3. 2 sets of printed full-size plans
Building Codes:
  • Eagle County is currently enforcing the 2015 I-Codes with plans to adopt the 2021 I-codes near the end of 2024.

Permit Review Time Estimates 2024:
  • New residential building, Pool/Spa -Up to 12 weeks
  • New commercial building - 12 weeks or longer
  • Commercial tenant finish - Up to 8 weeks
  • Small residential remodel/renovation - 6 weeks
  • Re-roofs, Windows - 1-2 weeks
  • Manufactured Home in existing mobile home parks - 3 weeks
Sub Permits applied for through the portal 5 business days
  • Plumbing(PLUM),Mechanical(MECH), Electrical(ELEC) ,Fire Alarm(FRAL), Fireplace(FP)
When is a permit required?
A building permit is required when an owner or authorized agent intends to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure. Demolition is included in RESIDENTIAL and/or COMMERCIAL permits unless a building is not going back in its place.

  • Separate permits for plumbing, mechanical, fireplace, electrical, solar, pool & spa, Fire Alarm (residential buildings), Roof, and Windows are required when applicable. Apply through online portal.
  • Normal building maintenance does not require a building permit in most instances. 
  • Roof repairs and replacements: YES
  • Boiler replacements/ heat pump installations: YES
The Building Department is open Mon - Fri. 8a-5p to walk-ins.
Inspections are available Mon-Fri.
El Jebel inspections are available Mon. and Thurs.
Inspections must be scheduled before 4:00 pm the day before the requested inspection.
