Treasurer holds successful tax lien sale

The Eagle County Treasurer’s Office held its largest tax lien sale since 1989 earlier this week, with collections to be distributed to the 83 taxing districts within the county. The Treasurer sold $4,374,673 through 710 Certificates of Purchase to 174 investors, while collecting $43,530 in premium bids.

A total of 451 properties were included in the rotation bidding with 189 properties eligible for premium bids. All tax liens were sold with the exception of $37,000 in schedules identified as open space, common areas and/or irrigation ditches. These properties were struck off to Eagle County per Colorado State Statutes and are available for assignment. Interested investors should contact the Treasurer’s Office for information on these properties. In addition, 10 of 14 mobile home schedules were purchased. The tax lien sale is the final step in the process of ensuring taxing entities, such as the towns, school districts, fire protection districts and the county, receive their funding.

In January, the Treasurer’s Office mailed property tax notices to 34,597 real property owners, 1,541 mobile home owners and 3,905 personal property accounts. Delinquent property tax notices the first week of July to over 3,000 accounts. At the end of August, a second delinquent tax notice was sent to just under 2,000 account holders. Finally, courtesy calls were made the first week of September to a list of approximately 1,400 property owners. Investors who participated in the sale purchased taxes due on property, not ownership or legal rights. Less than one percent of all tax liens actually end up going to deed.
