Open house on Eagle-Vail commericial area plan set for Sept. 8

The Eagle County Community Development Department, working in conjunction with the Eagle-Vail Metropolitan District, is in the early stages of creating the Eagle-Vail Commercial Area Master Plan. A community meeting and open house will be held at the Eagle-Vail Pavilion from 4:30 to 6:30 p.m. Sept. 8, with a presentation scheduled for 5:30 p.m. An overview of project goals will be provided, as well as information from the preliminary analyses performed by the project team. Ample opportunity will be given for questions and input from the public. Light refreshments will be provided.

The study area covers approximately 84 acres along Hwy 6. The purpose of the project is to establish long-term design and regulatory-related goals and objectives to direct and coordinate future redevelopment and growth within the commercial area, which dates to the early 1970s. Phase one has focused on gathering background data. “We are learning a lot about the commercial area that you might not initially perceive,” said county planner Scot Hunn. “About a third of the developed land is owned by the State Land Board, which creates a complexity to the planning considerations not typically found in a commercial district,” Hunn said.

The county has partnered with Mauriello Planning Group (MPG) of Avon, with additional entities assisting in the master planning effort including OZ Architecture, Economic Planning Systems and Kimley-Horn. The project team has been gathering detailed information on existing conditions in the area since March, such as existing land use, property ownership, zoning and traffic conditions. An advisory committee has been established to guide the project and to assist with community outreach. 

“We’ve already started to receive input from property owners, business owners and other members of the community about what they like about the area, as well as ways it could be improved over the next 20 years,” said Dominic Mauriello, principal of MPG. “Some see the area as providing services at the upper end of the valley that you don’t find in places like Vail and Avon and believe it functions pretty well. Others have expressed interest in trying to improve the aesthetics of the commercial area, improve access to the Eagle River and open opportunities for residential and mixed use development,” he said.

According to both Hunn and Mauriello, the project team is hoping to hear more ideas and concepts from those who have a strong interest in Eagle-Vail at next week’s meeting.
