Replacement of wind-damaged roofs underway at Lake Creek Village

Work began this week to replace damaged roofs at Lake Creek Village Apartments in Edwards, where recent high winds stripped shingles from 17 apartment buildings. Seven of the damaged roofs were already scheduled for replacement this summer. The Lake Creek Affordable Housing Corporation Board of Directors approved an accelerated replacement schedule for the remaining damaged apartment building roofs during its regular quarterly meeting on May 6. Black underlayment where red shingles are missing is easily visible from I-70.

Lake Creek Village is five years into a seven-year replacement cycle for all 34 apartment building roofs and 41 garage building roofs. The 270-unit complex is owned by Eagle County and managed by Corum Real Estate. “On Friday, the Lake Creek Board voted to add to the seven roofs already budgeted for replacement in 2011 and allocate money that would have been spent to replace the remaining roofs next year to get it done this summer,” said Commissioner and Lake Creek Board Member Jon Stavney.  “A detailed scheduled maintenance plan for the entire development is in place. Last year, the board approved interior remodeling of units at the rate of one per month,” he said.

Several garage roofs that sustained minor damages will be repaired and will be replaced on an accelerated schedule next summer, completing the seven-year cycle. None of the 18 roofs replaced since 2008 were damaged by the recent winds. The original shingles which date from 1993 are being upgraded to 30-year, high-wind shingles.
