If you plan to construct a new building or alter or add onto an existing building within unincorporated Eagle County, permits and inspections may be required as shown in the attached guide. If you're uncertain which permits are required, call 970-328-8761 and ask for a building plans examiner.

To prepare for future construction, the Eagle County Building Resolution outlines current building codes and locally adopted amendments in our jurisdiction. Also available for reference is the structural design criteria shared in our Frequently Asked Questions. Before drafting plans, we highly recommend contacting a county planner to verify zoning and identify building constraints such as allowable floor area ratio, lot coverage, impervious area, building height, ridgeline and stream setbacks (where applicable). Call 970-328-8746 and ask for the Planner On Duty (please have your property address and tax parcel number available). We also recommend reviewing wildfire as these may effect how you choose to design.

Note for realtors, property owners, their architects and builders: Please become familiar with Eagle County Roadway Standards and how this impacts your future building site.

Checklists outlining the required submittal documents for different project scopes are found under permit applications and checklists.

Please note: Due to a high volume of permit applications, processing timeframe is as follows:

  • New residential building permits take 6-8 weeks.
  • New commercial building permits take 6-8 weeks or longer.
  • Commercial tenant finish permits take 3 weeks.
  • Small residential remodel / renovation projects usually take 3 weeks time; timeframe will vary depending upon whether review by planning, engineering, or environmental health departments apply to your project scope.
  • Building permits for re-roofs take between 5-10 days review time.
  • Manufactured Home permit application in existing mobile home parks take 3 weeks plan review / processing time.
  • Plumbing / Mechanical / Electrical / Fire Alarm / Fireplace permit applications are processed in 2-3 business days (during business week).

Outstanding compliance issues:  If your property has an open code enforcement case or other existing compliance issues, issuance of your permit may be delayed.  Contact Code Enforcement Officer, Todd Belback at 970-328-8758 with questions concerning existing compliance status for your property.
