Property Taxes

Introduction

The amount of taxes payable annually on a property is determined by the assessment process and the total mill levies for the taxing authorities that provide public services.  The County Assessor establishes the value of all property for tax purposes.  The taxing authorities use the assessed value to determine their mill levies.  A mill is 1/10th of a penny or $1 revenue for each $1,000 of assessed valuation.

Why do you Pay Property Taxes?

Taxes pay for local government services. Your tax money supports and provides for the following:

  • Schools
  • Police and Fire Protection
  • County and City Roads
  • Water and Sewer Lines
  • Public Libraries
  • Recreation and Parks
  • Public Health
  • Social Services
  • Court Systems

Property Tax Record Search

The Assessor Property Record Search allows you to view sales history, property assessments and tax information about properties located in Eagle County.  Once you have pulled up the property account you are looking for, you need to scroll to the bottom of the screen to view the property tax information.

Billing

The owner of record should receive a Property Tax Statement for the prior year’s tax by the end of January.  The statement is mailed to the owner of record as their name and mailing address are listed on the Tax Roll.  The Tax Roll is prepared and maintained by the County Assessor.

Failure to receive a tax statement does not exempt the taxpayer from prompt payment of the taxes due. If you have not received a tax statement by January 31st, please contact the Treasurer’s Office at 970-328-8860 and a duplicate statement will be mailed.

If you pay taxes as part of your monthly house payment, you will need to make a copy of your tax bill and send it to your mortgage company. We do not provide duplicate copies for mortgage companies. Colorado Revised Statutes mandate that the Treasurer mail the tax statement to the owner of record, as their name and address are listed on the Tax Roll certified by the Assessor.

Payment Options

Check - Please make check payable to Eagle County Treasurer  for the exact amount due.  Checks must be U.S. funds and drawn on a U.S. Bank.  Be sure to include your tax coupon and write your account number on your check.  Be sure to include the interest if you are paying after the deadline.

Credit Cards
- We are now able to accept the following credit cards through Official Payments Corp:  Visa, MasterCard, Discover and American Express.  Official Payments Corp. assesses a convenience fee to process your tax payment by credit card.    The convenience fee on credit cards is 2.5% of the payment, payments $40.00 and under will be charged a $1 fee.  Your payment must be a complete half payment or full payment, be sure to include interest if paying after the tax deadline.  To be sure you are paying the correct amount please refer to your tax notice or call our office at 970-328-8860.  Your property tax account number is required to make your payment.  You can process your credit card payment online at the Official Payments Corp. website or by phone at 1-800-272-9829.  A jurisdiction number is required to process your payment by phone; Eagle County Treasurer's jurisdiction number is 1603.


Electronic Checks
- Eagle County Treasurer's Office has entered in to a contract with Official Payments Corporation to accept electronic check payments for property taxes.  As of January 1, 2010, you will no longer be charged a fee to make a payment by electronic check.  Your property tax account number is required to make your payment.  Your payment must be a complete half payment or full payment, be sure to include interest if paying after the tax deadline.  To be sure you are paying the correct amount please refer to your tax notice or call our office at 970-328-8860.  You can process your electronic check payment online at the Official Payments Corp website  or by phone at 1-800-272-9829.  A jurisdiction number is required to process your payment by phone; Eagle County Treasurer's Office jurisdiction number is 1603.

Wire Transfer - If you wish to wire transfer your tax payment please call the Eagle County Treasurer's Office at 970-328-8860 to obtain wire instructions.

Address Change

The Eagle County Treasurer's Office should be notified of any change in the mailing address for each property you own. A change of address needs to be made in writing and requires an owner's signature. These changes can be mailed to Eagle County Treasurer P.O. Box 479, Eagle CO 81631 or you can fax them to: 970-328-8879 or email to treasurer@eaglecounty.us.

Certificates

A tax certificate is a legal document signed by the Treasurer or authorized agent which provides written documentation of the status of taxes on a specific parcel of property and states the owner, legal description, an itemized list of mill levies and amount of taxes and assessments imposed by each taxing jurisdiction.

Collection

All property taxes shall become due and payable on January 1 of each year for the previous year's assessment.  (CRS 39-10-102)  However, payments may be paid in two equal installments or in one full installment.  To avoid penalty interest charges, the first half must be paid by the last day of February and the second half must be paid by June 15th.  If taxes are paid in one installment, payment must be made by April 30th.  When the tax amount is twenty-five dollars ($25) or less, the half-payment option does not apply, therefore a single payment must be received by April 30th.  Payments bearing U.S. postmarks reflective of these dates are acceptable.  If your payment is delinquent, penalty interest is added to the tax amount.

Only HALF or FULL payments will be accepted.  Partial payments are not acceptable.  All payments must be made in U.S Funds and drawn on a U.S. Bank.

If paid in installments, interest charges on the first half begins March 1 and interest on the second half beginning June 16.  If paying full, interest charges begin May 1.  Only FULL first half, second half or full payments can be accepted.  No partial payments can be accepted.

Interest must be included with payment.  Calculate as follows:

Checks subject to collections.  $20 fee will be charged for all checks returned for non-sufficient funds.

Senior Citizen and Active Guard or Reserve Tax Deferral Information

In Colorado, senior citizens who are 65 years of age or older by the year application is made or is a person called into military service (pursuant to CRS 39-3.5-101 (1.8)) on January 1 of the year in which the person files a claim may defer (postpone) the payment of their property taxes and special assessment on their residences.

Important Dates

January

Warrant roll is certified by the Assessor to the Treasurer for the previous year. Tax notices are mailed.

February 28

First half tax payment is due. Payment must be received by the Treasurer's Office or must be postmarked by the 28th of February.

April 30

Full tax payment is due. Payment must be received by the Treasurer's Office or must be postmarked by the 30th.

June 15

Second half tax payment is due. Payment must be received by the Treasurer's Office or must be postmarked by the 15th.

July

Delinquent tax notices are mailed.

If a lien has been sold for unpaid prior year taxes and the current year taxes are delinquent, the investor will be allowed to pay current tax thus adding to that lien certificate. This is known as an endorsement. To avoid this, payment must be received by August 1st.

July 31

Delinquent tax notice due date, payment must be received by the Treasurer’s Office or must be postmarked by the 31st to avoid additional interest and fees.

August

Phone calls will be made on delinquent personal property and mobile home taxes.

September

Personal property and mobile home taxes that remain unpaid as of this date will be subject to having a distraint served by the Sheriff. Phone calls will be made on delinquent real property taxes.

October

Real estate taxes that remain unpaid will be listed in a newspaper publication four weeks prior to the tax lien sale and advertised for four consecutive weeks.

November

Real Estate Tax Lien Sale – Date varies from year to year, but is usually the 1st or 2nd Wednesday of November.

Mid to Late December

The Board of County Commissioners certifies the Tax Roll. They also establish the mill levy for the property tax collection. Property taxes are collected one year in arrears.

Note: If a due date falls on a holiday or weekend, payments will be accepted on the following business day with no delinquent interest. Redemption of Taxes - Tax redemption payments must be received by the Treasurer's Office on or before the last business day of the month.
