Property valuation and appeal options

Contact:  Eagle County Assessor's Office, 970-328-8640 or assessor@eaglecounty.us

On April 29, Notices of Valuation for all Eagle County property owners were mailed. The notice will describe the property you own and give the actual or market value for both 2010 (previous year) and 2011 (current year). Please review the information on your Notice of Valuation closely. Check the elements of your property such as land size, square footage, bedroom and bathroom counts to make sure that the Assessor’s Office records are correct. The 2011 value you see on your notice is based on the market value for your property as of June 30, 2010.

Take a look at the comparable sales used to value your property.

The Assessor’s Office welcomes appeals regarding real property valuation from May 1, 2011 until June 1, 2011.

You may appeal in person at the Assessor’s office in the Eagle County Building or in writing via mail, fax or with the Internet Appeal Form. Please appeal only once per property.  For an appeal to be successful, the owner should provide an appraisal dated in the six months prior to June 30, 2010, evidence of details of sales from the subject or comparable properties, or information correcting the details of the property that the Assessor may not know. A follow-up inspection of the property may be necessary.

Call us, our professional staff will be happy to assist you.
